NEIGHBORHOOD: Lower East Side
ADDRESS: 159 2nd Ave, E 10th St, New York, NY 10003
NEW YORKER TRANSLATION: 10th and 2nd Ave
PLUG SITUATION: It’s pretty solid. There are two sets on the left-hand side wall when you walk in. There is another on the opposite wall as well as a power strip.
SEATING: There’s a good amount of seating here. There are five round top tables designed for two people. There is also a long communal table that could fit four people — (six if you really had to). There is also ample outdoor seating with several two person tables on the tree lined street.
WIFI: Not bad. It works well. I was able to upload and download it easily.
NOISE LEVEL: This is a perfect spot. Not too loud and not too quiet.
LIGHTING: There is some overhead lighting with yellow bulbs that gives the place that warm coffee shop feeling but with the big nearly floor to ceiling windows on the natural light can really be all that you need.
FOOD: It’s alright. Good coffee. They source their beans directly from Puerto Rico and fly them to New York every two weeks. That’s pretty incredible. They also have some pastries and empanadas as well. This is not a place for a meal though.
OVERALL: While there are several 787 Coffee locations in the area (sort of a local chain).This one is a standout. Oh, and by the way, there is a printer!
Blanco Latte (Williamsburg)

NEIGHBORHOOD: Williamsburg
ADDRESS: 109 Bedford Ave, Brooklyn, NY 11249
NEW YORKER TRANSLATION: Bedford and North 11th
SEATING: The seating is great. There are seven two person tables in the center of the cafe and along the wall there are four booths.
WIFI: Not ideal. It’s iffy. If you are writing emails and such it will due fine, if you need to download or upload anything you may want to find another spot or have a portable hotspot handy
PLUG SITUATION: It’s pretty good if you get a seat near the window. There are outlets next to each booth.
BATHROOM SITUATION: There is one single person bathroom. Careful with the door. It slams and it’s loud when it does.
NOISE LEVEL: It’s great. For a fairly large space. It’s relatively quiet.
LIGHTING: The lighting is mellow. With floor to ceiling windows this place seems to bank largely on natural light. The windows facing N. 11th are in the afternoon sun so plan accordingly.
FOOD: This place has great coffee but it’s fairly obvious the pastries are their claim to fame. The tarts, muffins, and cookies are tempting. If you are on a diet and have a sweet tooth
OVERALL: I highly recommend this place. There is reliable seating. The coffee is on point and the noise level is low. The wifi can be a problem so if you need to do something that requires a strong connection, maybe try elsewhere. Fortunately there’s a lot of places within a stone’s throw. The afternoon sun can be a nuisance so come earlier in the day or wear sunglasses.
Now or Never Cafe (Tribeca)

NEIGHBORHOOD: Tribeca
ADDRESS: 30 Grand St, New York, NY 10013
NEW YORKER TRANSLATION: On grand between 6th Ave and Thompson near the Canal St. A/C/E
PLUG SITUATION: This is not this place’s strong suit. There seems to be a handful of outlets. They’re all on the right hand side wall as you come in.
SEATING: There are a lot of different seating options. There are three tables for two people. There are also two chairs and a couch (it can sit three people) There is also a shared table that seats four people comfortably.
WIFI: It’s fast and comfortable. I was able to upload a segment and download some video with no lag.
BATHROOM SITUATION: There is one. It's a single person bathroom.
NOISE LEVEL: It’s comfortable. It’s not too quiet but definitely not too loud. You can have a conversation with someone comfortably but not worry that everyone can overhear what you are saying.
LIGHTING: There are big floor to ceiling windows and yellow bulb lights overhead. It is very well lit.
FOOD: Good coffee, and a handful of pastry options. There’s nothing too crazy here.
OVERALL: This is a good option. For safety make sure you’re charged up before coming here.
Recreation at Moxy Hotel Downtown (Financial District)
NEIGHBORHOOD: Financial District
ADDRESS: 26 Ann St. 3rd Floor
NEW YORKER TRANSLATION: Ann St. off Broadway
PLUG SITUATION: There’s a lot. This is a very big space. There are spots underneath the bar, next to a couch on the far wall, in another set of bar style seats and a handful on the floor.
SEATING: There is a lot here. There is a row of eight two person tables near the elevator bank. Five two person tables that look like chess boards, a long table six room for 12 people. There’s two lounge areas with couches and lounge chairs. One is closest to the entrance and the other on the far side. There is also a bar and a row of six bar top tables for two people.
WIFI: Works well. It’s open network
BATHROOM SITUATION: There are two single person gender neutral bathrooms.
NOISE LEVEL: This place can be loud. It is also a restaurant, hotel lobby and bar with bar games in the lobby space. There is skeeball, shuffle boards, and a giant connect four. If you cannot work through the noise, this isn’t the place for you.
LIGHTING: It’s warmly lit with a good amount of natural light from the far wall plus a skylight.
FOOD: This is also a bar and restaurant with light eats so you can grab a flatbread, salad or sandwich while you work or maybe some guac or a cheese board. The options are endless. It has a coffee selection and a full bar.
OVERALL: This is a solid option to get some work done in the Financial District. This place is ideal for a meeting especially if you are (or want to come off as) the swanky and trendy type. This place can get loud so if you are the type that needs quiet, this place may not be for you.
The Coffee Break: Christina Kremidas
Meet Christina Kremidas!
She’s a New York real estate agent and influencer. With more than 14 thousand followers on Instagram and more than 37 thousand on TikTok, she’s built a name and reputation for moving properties across the city.
Kremidas knows the city well. She’s born and raised in our most populous borough — Brooklyn and quite deep at that. She’s a native of Sheepshead Bay. If you’re not familiar with it you’ve probably not lived here long enough to be the go-to authority on the ins and outs of this great city. That is one of the many traits that helped Kremidas set herself apart.
Her local education at Pace University (where she met her husband) in the Financial District also helped of course. Her path, educationally speaking, is indicative that what you major in may not be what you end up doing, although, maybe can help you find your niche. She studied advertising.
Before moving into the real estate space she worked in B2B marketing with large companies like HP and Verizon Fios.
She says that helped her prepare her for taking on top tier real estate and working with the richest of the rich.
“I was very comfortable working with high net worth individuals,” Kremidas says.
She wanted to make the pivot to real estate after years of consideration and hitting the grind in the advertising industry.
The ethos behind her shift is indicative of the New York sentiment that invigorates locals and inspires people from all over the world to move here. She felt like in real estate there was much more room for growth— financially. There is kind of a ceiling in the advertising world.
She got into the social media influencer grind before her 2017 pivot to real estate. She started a blog in 2013 right after college where she would post pictures of her dog.
She was invited to all kinds of socialite New Yorker events where people would bring their dogs.
“I was not a dog influencer. That was not my calling. I gave that up and changed directions to something more lifestyle based,” Kremidas says.
Fast forward to today, she’s built a brand sharing the best of the best real estate listings in NYC alongside great advice on the homebuying process.
After several years in the business she says that she felt the most growth in her “stomping grounds” — the financial district.
